We had the pleasure of helping one of our neighbors out in the Saddle Rock Ridge neighborhood in Aurora, Colorado with exterior painting. The homeowner had received a letter from the HOA of a few areas that needed attention on the exterior of their home. They started by doing some touch ups themselves and soon realized they would prefer for the professionals to handle the job and we were happy to help and to paint the full exterior of their home. The homeowners choose to stay with the same colors they already had so picking colors was not an issue.

Avoiding Paint-Related HOA Violations

We are based out of Aurora, Colorado and more specifically the Saddle Rock neighborhood. It is always great to be able to help a homeowner that lives close by. There is no added or special treatment but we are a local company that loves to help our neighbors and neighborhood stay up to date. Anytime it comes to an HOA request we want to be as much help as possible to leave the homeowner at peace knowing they are going to get an amazing finished exterior painting product that the HOA will be happy with. Even though the homeowners wanted the same exterior paint colors we still have to get HOA approval. The reason for this is because HOA’s change their approved colors and color schemes from time to time. Some HOAs do it more often than others. This can be confusing and frustrating for a homeowner but it is something HOA companies do to keep the neighborhood uniform and up to date. In this case the previous color of the home was suitable and approved by the HOA. So it was time to get ready to prepare the home’s exterior for paint.

Choosing the Right Paint Product

We most often use and recommend a Sherwin Williams product but the homeowner had previously used BEHR and wanted to use BEHR again. This was no problem and we just asked to use a specific quality level of BEHR exterior paint. We like and use Sherwin Williams about 90% of the time for a few reasons as opposed to other brands such as Benjamin Moore or Behr. We are comfortable with the different quality levels Sherwin Williams offers and which products they have for different conditions that a property may present that needs to be painted. Because of our experience with Sheriwn Williams products we are comfortable that they will give lasting results. For this project we recommended the homeowners use BEHR Marquee and the results came out beautiful. Marquee is a higher end paint from BEHR and it showed why once we were completed with painting this home’s exterior. We would always recommend using a mid to high level paint even though it comes at a slightly higher price. There really is a difference in quality with the higher level of paints. If you are looking for the cheapest option then of course go with a cheaper paint but it will not give you the longevity and durability of a higher end paint.

A Few Exterior Challenges Addressed with Proper Prep

Prep work, side of house, exterior paintingOverall the exterior of this home was in good condition. There were no major trim or siding areas that needed to be replaced. As usual here in Colorado we did have some minor flaking paint areas that needed attention. For areas with flaking paint we always want to be sure to properly address these conditions with scraping the area, sanding it down to make it less noticeable and then by adding a high grade primer to it all before painting. These steps are extremely important on flaking paint areas to ensure the flaking does not return. IF you simply paint right on top of flaking paint areas you will have the same issue in a short period of time if not right away. A few other steps we always recommend when painting your home’s exterior is a full preventative maintenance caulking all the way around your home’s exterior. This includes on the tops of door frames, tops of windows, really the top of anything where water can possibly sit as well as on the nail holes in the siding and trim and in any cracks or gaps that have appeared over time. Exterior paint should last a minimum of 8 years if done correctly so we believe it is important to go ahead and take the extra steps to give your home’s exterior painting an even longer life and one less thing for you to have to worry about. Lastly for painting this home’s exterior the HOA had also asked that they address the discoloration of the vents on the top of their roof. This is a common thing that needs to be painted but often gets overlooked.

Once we were completed with the exterior painting of this home or any painting project. We always do a final walk though with the property owner or manager to ensure everything is completed to their satisfaction. We believe this is a crucial step in our process so we can guarantee satisfaction before we ever leave the property. As a team we will walk the property ourselves before notifying the homeowner of completion and make sure they will have some time to do a final walkthrough. Our moto when we walk a property we are painting as a painting team is if we see it, it needs to be addressed. We don’t have the mindset of oh, maybe that is fine, we will wait to see if the homeowner notices. Ideally we want to catch all the little details before walking with the homeowner for a completion walkthrough. Since we are a local company that wants to be a trusted name in the area we also update the client at the end of each day and normally at the beginning of the day. This way we can communicate the time frame and ask or answer any questions that need to be answered. With the exterior painting completed and another happy homeowner and HOA we were able to get our 55th, 5 star review. This is big for us as a small business with big goals to impact our local neighborhoods and local economy. With our desire to excel in communication with clients, not cutting corners and using great quality products we have been able to only receive 5 star reviews.
